The maintenance market prices the way it does because opacity pays. Vague callout rates, hourly charges and parts marked up on site make the invoice a surprise, and surprises are what stop landlords budgeting properly. We price the opposite way: fixed, written and in advance.
How our pricing works: fixed quotes, a refundable AED 200 inspection fee and no surprise invoices. Honest Dubai maintenance pricing. Call +971 50 168 5444.
For repair work, the sequence is always the same. We inspect, we diagnose, we quote a fixed price for the complete job, and nothing proceeds until you approve that number. The price does not move when the job takes longer than expected or when a part costs more than the technician assumed. That risk sits with us, where it belongs, because we did the diagnosis. Compare the alternative that dominates the market: an hourly rate plus parts, which rewards slowness and invites markup. For a landlord managing a budget across several units, the fixed quote is the difference between planning and gambling. You will never receive an invoice for work or a price you did not approve in writing.
When a fault needs diagnosis before a price can be quoted, we charge an inspection fee of AED 200. The fee is refunded in full against the repair if you proceed with the quoted work. If you decline the repair, the fee stands, because it paid for a qualified technician's time, testing and a written diagnosis you can act on regardless. We state this before attending, so nothing on the bill is a surprise. What you receive for the fee is not a glance but a diagnosis: fault identified, cause stated, photograph taken, and a fixed repair quote you can compare against other contractors. Many clients use our paid inspection to verify another company's diagnosis, which we regard as fair competition.
You will notice we do not advertise fixed prices for named jobs, unlike the listings you see online. The reason is that a real price depends on the diagnosis, and published price lists are bait. The small print says the price covers the first half hour, or excludes parts, or applies only to standard units, and the final bill lands elsewhere entirely. We would rather quote your actual fault after seeing it than quote an invented number for an imagined job. Emergency attendance, scheduled servicing and AMC rates are all quoted before commitment. For portfolio landlords, we provide annual terms so maintenance spend becomes a predictable line in the accounts rather than a running battle.
The cheapest quote is rarely the cheapest outcome. The patterns that cost landlords most are the repair that fails within the warranty of the previous repair, the void month caused by a slow contractor, and the deposit dispute lost for want of a documented job. Our pricing is built to remove all three: warranty revisits by the same technician, same-day emergency attendance, and a photographic report with every completion. When you compare our quote with a cheaper one, compare what each includes in evidence, warranty and speed, not just the number. Then call +971 50 168 5444 and we will quote your job precisely.
Straight answers, before you book.
Yes. If you proceed with the quoted repair, the full AED 200 is deducted from the job price. It stands only if you decline the work, because you still receive a written diagnosis, photographs and a fixed quote you can use with any contractor.
No. The quote we issue is the price you pay, including parts and labour. If diagnosis reveals the job is larger than first quoted, we stop, re-quote and wait for your approval. We do not proceed and bill afterwards.
Revisits for a fault covered by our workmanship warranty are attended free. Because the same directly employed technician usually returns, diagnosis is fast. We state warranty terms in the job report so the boundary is clear before you approve anything.
